Questions worth asking before you commit
Is the property suited to it? Auction works well for property that is hard to price privately — unmodernised stock, probate sales, unusual layouts, land, tenanted property. A conventional house in a liquid market may do as well or better on the open market.
Can the pack be ready? If your solicitor cannot start for a month, the auction date moves. Confirm before marketing begins.
Is the reserve realistic? The reserve protects you; it does not create demand. Your agent’s view on this is worth more than an optimistic guess.
