Auction packs

The pack is what bidders rely on, and its state decides how quickly a sale completes. A thin pack does not stop a lot selling; it shows up later as a slow, argumentative completion.

What your solicitor prepares

  • Office copy entries and title plan
  • Local authority, drainage and environmental searches
  • Property information and fittings and contents forms
  • Any special conditions of sale
  • Leasehold documents, where applicable: lease, service charge accounts, managing agent replies
  • Energy performance certificate

Start it before marketing, not during

Leasehold information is the usual delay — management packs routinely take weeks to arrive. A lot that goes live with the leasehold section missing attracts fewer bidders and a lower price, because a cautious bidder discounts what they cannot check.

Disclose the awkward things

A restrictive covenant, a shared access, an unadopted road, a known structural issue: put it in the pack. Disclosure is priced in by bidders. Non-disclosure is discovered by the buyer’s solicitor at the worst possible moment and costs more than the disclosure would have.

Once the lot is live

The pack can be added to while bidding is open, and bidders are notified when it changes. Material changes late in the marketing period are disruptive, so treat additions as a fallback rather than a plan.
